Elizabeth Island 38 Acres, GEORGETOWN, Exuma

From the Album

Description

Located just 3 miles from Georgetown, Great Exuma is Elizabeth Island. The property contains 38 acres and 9,300 feet of waterfrontage that encompass the entire southeastern end of Elizabeth island with elevations up to 75 feet. There are 6 large beaches and a 2-acre protected harbour with a depth of 8 feet at mean low water tide. The harbour has been transformed into a private marina with two 80-foot Aluminum and Epe floating docks plus a boat ramp which can accommodate a float plane. The harbour and docks can accommodate several large yachts.
Overlooking the harbour is the ‘Boat House’ with a large covered spacious deck. The Boat House is 1,200 square feet and is the social hub of the property. The great room has vaulted ceilings and the open plan area has a pool table, seating and dining areas opening on the spacious deck. The galley style kitchen has granite counter tops on custom red birch cabinets and a 5-burner stainless gas stove & oven. Off the kitchen is a large walk in pantry with built-in shelving and cold storage. The Boat House also houses the electrical room, an office, a full bathroom, large storage room and a sports storage room for dive gear and fishing equipment.
Next to the Boat House is ‘Cistern House’ which is a 3 story 2,740 sq. ft. home with 4 bedrooms and 3 bathrooms. The lower floor consists of a workshop, garage and studio area. The second floor is the guest area with 3 bedrooms and 2 bathrooms. The master-suite is on the 3rd floor, with walk-in closets, vaulted ceiling travertine marble bathroom with double vanity, and a verandah offering stunning views of the island and the beautiful hues of the Exuma sea.
There are two miles of walking trails, a gazebo at the highest point on the Island, huge garage with 9' overhead door for storage of boats, trailers, machinery, etc. as well as two palm thatched structures offering shade on two of the beaches. There is a screen house used for growing vegetables and a citrus grove beyond with a lemon tree, Meyers lemon, Persian lime, Key lime, Honeybelle, Valencia orange, small grapefruit as well as a soursop tree. Mature coconut trees line the path to the beaches on the sound. From the beaches on the Sound side, there are endless coral reefs for snorkeling, teeming with fish and marine wildlife.

The island is self-sufficient with solar panels on the roof that provide power for virtually all the electrical needs. There is a 16KW diesel generator in its own dedicated building. All utilities are underground. Water is supplied by one large cistern divided into three separate lined chambers of approx.12,500 gallons each and there is another cistern located by the generator building of approx. 9,000 gallons. There are three separate pump systems for freshwater supply. The International airport is just 15 minutes from Georgetown, making it easily accessible but still has the idyllic privacy you would expect from private island ownership. The island is currently being used as a private residence, however it can be used as a commercial development such as a small resort.
